DESCRIPTION
As you approach this residence, you will already sense the special atmosphere of this elegant country house, whose construction began in 1840. At the begining, the villa was owned by the German noble family Seeberg and was used as a summer residence and it was continuously expanded. After extensive restoration and modernization between 2022 and 2024, Villa Nicoletta now shines once again in all its nobility, combining Art Nouveau charm with modern comfort. The well-maintained herringbone parquet flooring in the salon harmonizes with the stylish tiled stove and the antique grand piano, on which Klara Schumann and Johannes Brahms are said to have played. The elegant wooden floors in many other rooms and the preservation of the original solid wood staircases and the new box windows, which are true to the originals, testify to the great effort that the current owners have put into the restoration. They have also placed great emphasis on modern and ecological comfort. The works were carried out by a network of local craftsmen who are very familiar with the special requirements and style of the Ausseerland region. The stylish bathrooms are in a contemporary and very well-maintained condition, and the heating is powered exclusively by a heat pump.
The ground floor houses the communal areas, which include a small, cozy bar for lively evenings. The bedrooms, each with its own bathroom/WC, are located on the upper floors. The fully converted attic, also with high-quality wooden flooring and sports equipment, is ideal for a small yoga group or as a conference room for meetings for up to 10 people. A projector and screen are available for this purpose.
A wellness area with an onsen bath and Finnish sauna is located on the ground floor and is a popular meeting place after a swim in the lake just 20 meters away, a bike or trekking tour, or a round of golf at one of the numerous golf courses nearby.
Even in “bad weather,” the villa and region have so much to offer that you will remember your stay as valuable and successful. Contemporary painters were invited to revive the artistic heart of this villa. You will find works by Maria Lassnig, Karel Appel, Markus Prachensky, Hermann Nitsch, Arnulf Rainer, and other artists whose paintings span an inspiring arc into modernity. 
Daily cleaning service (except on sundays) is included in the rental price, as are the ingredients for the daily regional breakfast, which are regularly replenished in the refrigerator. On request and at an additional cost, the cleaning lady will be happy to prepare breakfast for you and tidy up the kitchen afterwards.
You will find restaurants, grocery stores, a bakery, and other shops within a few minutes' walk in Altaussee and within a short drive in the nearby towns.
